following detailed compliance checks against ResCode Clause 54 A13 (protection of neighbour’s north-facing habitable windows on the southern boundary), we need to adjust the southern façade to meet the stricter setback requirement.

The proposed design is currently 170 mm too close to the southern boundary when measured against the calculated A13 setback (based on wall heights and the 0.6 m increment rule).

To remain fully compliant, we propose moving the entire southern wall in by 170 mm from the boundary.

This change: - Affects only the southern façade (no impact on front, rear, or northern setbacks). - Reduces the overall building depth by 170 mm. - Makes rooms on the southern side (e.g. any bedrooms, living areas, or utility spaces along that wall) approximately 170 mm narrower. - Internal layout, room functions, orientation, and northern/eastern/western elevations can remain the same.

The overall loss in floor area is minimal (~7.45 sqm total across ground + first floor), but it does mean the southern rooms will be slightly smaller. We have prepared a few compliant options for your consideration: 1. **Uniform 170 mm shift** – simplest, keeps proportions even (recommended). 2. **Step-in only in affected zone** – preserves more space in corners (if southern rooms are critical). 3. **Minor height adjustment** – reduce wall height slightly in southern zone to lessen required setback (if moving wall is not preferred).

I have attached the updated drawings showing the 170 mm adjustment, A13 setback calculations, and before/after room dimensions.
